Why the opening window wins
A brand-new resort opens into a review vacuum: no guest history, no word of mouth, nothing for a nervous booker to lean on. Revenue managers price for that. Opening rates are set to fill rooms and generate first reviews, and they sit meaningfully below where the same room settles once the ratings pile up. You're being paid, in effect, to go first.
And what you get for going first is the resort at its absolute best physically; you may be the first person to ever sleep in your room. Unscuffed furniture, untouched linens, a beach nobody's claimed a cabana on. The brand usually flies in trainers and task-force staff for the launch, so the service floor is crowded with people whose only job is making the opening look good, and every review still counts double.
Our rule of thumb: if you want the deal andthe polish, aim for six to ten weeks after the doors open. The soft-opening kinks are worked out by then, the task force hasn't flown home yet, and the rates haven't caught up. That's exactly what the just-opened list at the bottom of this page is for.
The honest trade-offs
None of these are reasons to skip the window; they're reasons to book flexible and know what you're walking into.

Westin is reimagining their Puerto Vallarta property as a full all-inclusive. The 30 plunge pool suites are the ones to book — private pool, Pacific Ocean views. Puerto Vallarta has a completely different vibe from Cancun. More authentic, less spring break.
Its posted date has come and gone, completely normal for new builds. We're watching for the actual ribbon-cutting; this is when opening rates tend to quietly appear.
The Pyrmont Curaçao

Curaçao is one of the most underrated Caribbean islands — less touristy than Cancun or Punta Cana, gorgeous architecture, amazing diving, and a U.S. State Department Level 1 rating, the safest tier there is. The Pyrmont brings 305 rooms of adults-only all-inclusive to an island without many options — and unlike almost every all-inclusive in the Caribbean, you're not fenced in: it sits in the Pietermaai district, a five-to-ten-minute stroll from Punda, Willemstad's colorful UNESCO-listed old town. Dinner in town, walk home along the water. Could be a sleeper hit.

Borneo is bucket-list territory and Club Med is putting an all-inclusive right between the rainforest and the South China Sea. Orangutans, diving, and beaches — all in one trip. The eco-certification is real too, not greenwashing.

This is a big deal — Park Hyatt has never done all-inclusive before. Their first attempt is in the Riviera Maya with enormous rooms (the smallest is 550 sq ft) and the kind of understated luxury Park Hyatt is known for. Starting at $1,500/night, it's not cheap, but for the brand's first all-inclusive it'll likely be polished to perfection. Book early — first-year pricing is always the best you'll ever see.

Marriott All-Inclusive Riviera Maya

Marriott is going big with a 980-room all-inclusive in the Riviera Maya. Twelve pools, a lazy river, 13 restaurants. This is the mega-resort approach — everything under one roof. Pre-opening rates for Marriott properties are often the best they'll ever be, especially with Bonvoy points.
Still a way out: dates this early usually move at least once. Worth watching, not booking. We'll flag it when the window opens.
Secrets Macao Beach Punta Cana

Another adults-only Secrets property, this time on Macao Beach in Punta Cana. The swim-out suites are the highlight — 111 of them, plus 13 panoramic ones on the upper floors. Secrets consistently delivers on the adults-only romance front without feeling stuffy.
